Cramer recommends IYR, says commercial real estate will not collapse

A commercial real estate collapse has been looming over the stock market for some time. Analysts have been expecting this shoe to drop and take the market back down to the lows. On Mad Money on September 16, 2009, Jim Cramer said a commercial real estate collapse will not happen and recommends buying the exchange traded fund, IYR.

This looks like a good recommendation, and could yield a 25% return for investors, but what if the collapse happens after this rally?
