What is a Seller to Do – How to Sell Your House Quick?
Sellers are asking themselves how can I sell my house fast. Selling your house fast has become more of an art than just luck. Buyers have a lot of options, so you have to make your house stand out – by price and appeal.
Some sellers have a hard time dealing with the fact that there neighbors sold there house for $40,000 to $80,000 more than they are able to sell. Well the harsh realty is your neighbor was able to sell when the housing market was hot and unfortunately the you were not able to at the time. So now you have to deal with the market you are currently in and the current market demands. Lets face it, if you are selling you house for more than what you brought it for, it is still a good deal. Stop counting your former neighbor’s money. If you are able to hold off on selling your house, the housing boom will come around again; you just have to wait a few years.
But if you cannot wait, you need to take action now. Do not make mistakes some sellers have made when it came to selling their home.
*For Sale By Owner. It is harder to sell a home on your own in today’s market. There are more homes on the market and unless you have your home advertised in a way that it can reach the masses, it will be very difficult to get exposure. A Realtor will help you get the exposure you need. But if you want to do it own your own, do your homework. Research the trends in your area so you are aware of what is going on. The more knowledge you have, the better chance you have of your home selling.
*Do not test the market. Testing the market to see if you house will sell at a higher price usually is not a good idea. You turn away people who may have been otherwise interested in purchasing your house. But because it was priced too high, they did not want to waste their time visiting your house because the house down the street is priced right. Price your house to sell. If you price it right, for the condition of the home and the neighborhood you are in, you have a better chance of you house selling.
*House Must Look Great. Remember the days when you where house hunting and you walked into a house that looked like a model home. How did you feel? The house was peaceful, spotless, and felt as though it was in tiptop condition. Now remember the house that had clutter, items not in their proper place, spots on the wall – how did you feel then. You thought something may be wrong with the house, you had too much work to do, and you did not feel as though you could just move in with no worries. Well that is how buyer feels when they are visiting your home. Your home must be spotless, everything in its proper place – it must be ready to show as if the Queen herself is coming for a visit.
*Make sure your home is accessible. An accessible home is a lot easier to sell than a home with a lot or restrictions. Buyers have various degrees of availability so try to have your house available during a wide array of times. You will get more showings, which means more exposure, which means a better chance the home will sell. Also, some buyers feel very uncomfortable when sellers are home. They want to be able to look around the house and not feel like they are intruders. They need to be able to feel like this house has the potential to be their home. But if you do need to be there, let them walk around the house alone. Nothing can be more annoying to a buyer than to have a seller pointing out everything about the house. For the most part all houses have the same thing – bedrooms, bathrooms, kitchens and basements. You do not have to point this out the buyer. But if there is something really unusually in your home that needs to be explained, by all means do so.
Selling your house can be a nerve wrecking feeling. Lets face it, you do have strangers walking all around your home. But without that stranger, you house will not sell. Trust the advice of your Realtor if you have one. You are paying them, they are the experts so treat them as such.
