There are many so called "online house trading sites." However this is not a paid site... ITS FREE !! You don't have to work with a Real Estate Agent, just use one of the REAL ESTATE LAWYERS we have listed. This site is not associated with any other real estate company who claim to be the only show in town. It is our job to show you there are other ways to swap your home besides feeling forced into a simultaneous closing. We have no vested interest besides seeing this economy get better. All transactions are up to you, we simply provide you an online mechanism. We are too small to maintain this site for you but yet we do this on our own spare time, and we don't want recognition for it, we are nerds and we rather keep our existence private. Also, we don't claim to be a real estate company with a full suite of realty services, we just believe that in this day of age - Registering, Searching and Contacting someone about a home should be free! END OF STORY - there is no reason to be charged for this!! As for the other realty services they will be needed but it varies on your circumstance and ultimately we believe the choice is yours. As we get more information to assist you we will post the info on the site, but the arrangements are up to you, choose which professionals you want to get involved with (but always get a REAL ESTATE LAWYER - they are awhole lot cheaper than getting a Realtor - though lawyers usually do not get into the grunt work - admin/coordination - there is no reason why you could not do this yourself, all you need is a phone and help from avaialble online resources or yellow pages - heck just google it). We wish we could give you more personal service such as phone support, etc, but our time is limited and we are stretching ourselves as-is; however, we believe having links to other real estate professionals will assist you if need be. Our intention is to keep the site FREE as long as possible, but as we bring on more clients and begin offering some high tech services and features to allow you to collaborate with advisors online, (and other neat features) there maybe an expense - but this is to cover the added features, otherwise THIS SITE IS FREE!!! Monday is not going to be a good day for the stock market, as the market will react negatively due to the fact the IndyMac Bank's was seized late Friday afternoon by FDIC - we now, officially have a bank go out of business, the timing gets worse and several more financial institutions will report earnings this week, get ready america, the begining of the hurting is going to start now unless the Federal Government decides to take action immediately. Maybe if the feds nationalize the housing market and converts all mortgages into treasuries, we may see a fix here; otherwise these negative economic events will go down in history as a result of gready real estate professions, but most importantly we will realize the consequence of including the extra finders/real estate commisions to the price of the home was a major contributor to overinflating the price of our homes, instead of operating under a fixed fee structure which could have prevented the escalating prices. For example, if the value of the home conservatively increased over 4 years, but the effort it took to sell the home the first time was similar as it was 4 years later, then the price to sell the home should have remained the same regardless of the value of the home.

Ironic is it not, when the housing market is ok or great, homeowners are paying high commisions for a transaction that would eventually happen because the market is great; but when the housing market goes negative, maybe this is the appropriate time to pay commissions, because now you are paying for someone to work against the odds to complete a sale. That is the true test, of one skill, those that are not, will wine and attempt to convince you that your sale price is too high (something they should have said before you got such a loan on the home when you bought it - of course not, its greed).

Maybe a National Energy Plan will encourage people to keep their homes instead of buying new homes which eventually destroys more of our land, which we need in rural areas for Wind mills. Highly urban areas and subdivions that are within close proximity to shopping/commercial district areas will see a bounce first.

If that proves to be unfeasible and/or If you are unsure how to do this, work with a real estate professional, ask an agent or broker if they have experience in how to "negotiate" with your lender, a lawyer may assist sometimes. These professionals will charge a fee, look for one that charges an amount equal to 5% or less of what they negotiate from the bank.
